We are taking this opportunity to welcome you to your new home and to inform you of some details concerning your new home and its operation.
Your home is administered by a Board of Directors (5), elected annually by the owners, who are responsible for the setting of policy and for the operation of your Condominium Corporation.
General Property Management Inc. (GPM) is your manager responsible to your Board of Directors for the day-to-day management of the building and building staff. The management office is located in Tower A down the hall from the elevators. Your on-site management staff includes a Property Manager and a Site Administrator. Both may be reached during regular business hours by telephone at (416) 269-5100 or Fax (416) 269-7262. For after hour emergencies, please contact the Concierge at (416) 269-8475. They will know how to contact management personnel.
Concierge and Security services are provided by Paragon Security. Security/Concierge are available 24 hours each day.
Our Superintendent is responsible for the maintenance of the building. The Superintendent reports directly to the Condominium Manager and he may be reached by contacting the Concierge at 416-269-8475.
4. RESIDENT INFORMATION SHEET
All residents are required to fill out a Resident Information Sheet and to provide an update annually so that the Corporation's records are complete. Go to the News section to download this form.
5. GARAGE DOOR REMOTE CONTROL UNIT
Remote controls are available from the management office at a cost of $ 55.00 each, non-refundable. This control is used to gain entry to the residents parking garage, from the Eglinton Avenue entrance. The garage door entrance is intended to allow only one vehicle entry at a time. Any driver entering behind another vehicle without using the remote control device or key fob runs the risk of damaging their vehicle and/or the common elements. Please use the remote control or key fob at all times even if the garage door is in the open position in order to avoid such damage.
6. KEY FOBS
Key fobs are normally given to new owners at the time of closing the sale at your lawyer's office, along with keys to your suite and common areas. If you need new key fobs they are available in the management office for a non-refundable $25.00 fee. Key fobs are for residents only. Family and friends must buzz for entrance. Please visit the management office if you have any questions.
7. AIR PHONES (INTERCOM)
Emergency air phones are located on the walls in various locations. If you require emergency assistance use this system. It is hooked up to the 24-hour concierge desk. They are easily identified by the sign "Air phone". Two-way communication intercoms have generally been installed in areas where the closed circuit cameras have been installed. This allows anyone to communicate with Concierge on a 24-hour basis.
The bicycle storage area is located in the garage. Racks are issued on a first come first serve basis by contacting Condominium Management. The bike rooms are located by the garage doors. There will be a nominal administration fee ($5.00) for the issuance of a key to the bicycle room.
9. DECLARATION, BY-LAWS & RULES
Your legal counsel should have provided you with your Corporation's Declaration and By-laws, which outline the current Rules and Regulations of MTCC #1013, Guildwood Terrace.
Newsletters and Bulletins are posted/issued periodically. Suggestions, concerns or other correspondence to Condominium Management may be deposited at the Management Office, or through the mail slot on the Management Office door.
11. AIR CONDITIONING UNITS/HEATING
Your major source of heating and cooling is the built-in integrated comfort system. A water heater provides heated water to the air handler during the cold months. During the warm months the heat is turned off and chilled water is provided from your condenser unit. You control how much heated air you wish in winter or cooled air in summer by switching from HEAT mode to AC mode and by adjusting your thermostats.
The Municipality picks up garbage on TUESDAYS AND FRIDAYS. Recycling pick-up takes place on WEDNESDAYS. (i) All garbage must be properly bound, packaged, bagged and sealed to prevent any undue odour, mess or damage to the property. (ii) At Guildwood Terrace we separate organic and non organic garbage for disposal. Organic garbage must be deposited in the organic bin in the recycling area in the underground garage. Non-organic garbage must be firmly pushed through the chute in the garbage room located on each floor and not left within the room or at the opening of the chute (iii) All items such as large boxes must be broken down and deposited in the recycle bin. All other items that are not recyclable must be broken down and deposited in the appropriate garbage bins in the underground garage near the Eglinton Avenue overhead doors. (iv) No resident shall permit any burning material, including burning cigarettes, cigars, or material of any sort to be deposited in the garbage chute or garbage bins. (v) No garbage is to be placed in the garbage chute between the hours of 10:00 P.M. and 8:00 A.M. so as to permit the quiet enjoyment by residents of residential units adjacent to the compactor room.
13. ELEVATORS - MOVING AND DELIVERIES
Furniture and equipment shall be moved into or out of the building only by the elevator designated for such purpose (the "service elevator") by the Board or the Manager. The service elevator shall be used for the delivery of any goods, services or home furnishings where the pads to protect the elevators should be installed as determined by the Manager or its staff in their sole discretion. The time and date of moving or delivery shall be fixed in advance by arrangement and reservation with Concierge. The reservation shall be for a period not exceeding three (3) hours. An elevator reservation agreement must be completed and signed when reserving the service elevator for moving in or out. Except when special circumstances exist, moving and deliveries shall be permitted only between the hours of 9:00 a.m. and 5:00 p.m. and 6:00 p.m. to 9:00 p.m.
14. PARCEL DELIVERY
Concierge will accept delivery of a parcel, if you are not at home, as long as the resident fills out a Parcel Waiver Form, which can be obtained at the front desk. Concierge will then notify you by phone of the delivery. Please note: this service is not available for registered letters or any other delivery that requires a signature. Prescriptions, food items, flowers, etc will also not be available for concierge signature.
Residents are only allowed to park in their own parking spaces. Access to the visitor parking area will be strictly limited to the picking up or dropping off personal belongings or residents. A 15-minute time limit will be enforced. Your co-operation is appreciated. Visitor parking is for the use of visitor vehicles only. Please inform your guests that all vehicles parking in the fire route and/or at the garbage bin area will be tagged and/or towed at the owners' expense. Visitor passes can be obtained from the front desk. Passes must be placed in the vehicles windshield or they will be ticketed. Parking spaces are for vehicles only and are not to be used for storage of ANY articles . Items left in the garage will be discarded. Should your vehicle emit gas/oil or other fluids please contact Condominium Management. Quick clean-up of the garage slab will help maintain the sealant and ensure that these fluids are not tracked into the building.
Each unit may only have one pet and of no more than 25 lbs. Pet owners must not allow their pets to walk anywhere on the common elements unleashed. Owners must pick up after their pets. SEE RULES AND REGULATIONS FOR MORE DETAILED REGULATIONS.
17. ENSUITE SECURITY
Please contact the Superintendent to change your alarm code.
18. REPAIRS IN SUITE
Residents must use their own repairmen for anything in-suite that is not part of the common areas or connected to a building system. If unclear, contact Condominium Management.
When guests, delivery persons, taxi, etc. arrive by car, have your guests use the Enterphone for entry. Visitor passes can be obtained from the front desk. Passes must be placed in the vehicles windshield or they will be ticketed. Protect your home from intruders. Ensure that all entrance doors, gates, and the garage door close behind you. As well, do not allow strangers to follow you in.
Residents shall not change or permit to be changed any locks on doors accessing their residential unit without contacting management to assure that all locks remain on the master key. The Corporation, by law, must be able to access the unit in case of emergency.
No business solicitation or canvassing is permitted within this Corporation. Please contact Concierge should you be bothered.
22. FIRE SAFETY
There is a smoke and heat detector located in each suite. In order to ensure your safety during an emergency situation at Guildwood Terrace, we are asking your co-operation in filling out the Owners/Residents Information Form, from the Concierge desk. All information received will be kept strictly confidential and will enable us to be of assistance in the event of any emergency (i.e. FIRE).
23. PARTY ROOM BOOKINGS
Only residents of the condominium can book the Party Room and must be in attendance at all times. Residents must come to the management office, for details, to fill out appropriate forms and pay any fees and deposit.
24. LOCKER ROOMS
All suites do not have access to locker rooms. Those who do must have a key to enter. If you were not issued a key at the time of closing, you may obtain a key for $5.00 - non-refundable, through the management office.
25. RECREATION AREAS
Swimming pool, fitness center, tennis court, squash court, ping pong, theatre room, library and games room; all information pertaining to these areas are posted within each facility.
This is a smoke free building outside your unit. Please adhere to the no smoking rules.
27. TERRACE/BALCONY STORAGE
Only seasonal furniture is allowed on balconies. There is absolutely no storage of any items, hanging of laundry, or barbecuing permitted on the balconies or terraces.
Your building is equipped with 37 cameras, including one in every elevator that monitors for vandalism. The Board of Directors continues to address this very important issue and would hope that every resident that sees any vandalism on the property would please notify the Concierge or the Management Office.
There is a wall-mounted Canada Post mailbox in the lobby for your convenience.
30. NEUTRAL BLINDS/DRAPES
All blinds and drapes installed in each unit must be of a neutral or off-white colour. This is in adherence to our condominium declaration. Please read Section 4 of your Declaration or visit Management office for further explanation of this rule.
